How We Work

Three Service Lines. One Integrated Process.

BBI Argentina operates across Origination, Advisory and Execution — covering every stage from first identification of an asset to operational handover after acquisition.

BBI Argentina is a Mendoza-based investment advisory built for qualified international buyers who need more than a listings portal. The three service lines — Origination, Advisory, and Execution — are designed to be engaged together or at specific stages of an acquisition, depending on where a buyer enters the process.

We Find What Is Not Listed.

BBI Argentina maintains active relationships with landowners, operators, family estates, notaries and agronomists across five Argentine provinces. The majority of assets we represent are never publicly listed. Our off-market access is the product of 20 years of continuous presence in a market where relationships precede transactions.

Active Ownership Network

We maintain direct contact with landowners across Mendoza, Buenos Aires Province, Patagonia, San Juan and Salta — many of whom have never engaged a broker and will only transact through a trusted local intermediary.

Off-Market First

We do not aggregate publicly listed properties. When we present an asset, it is because we have assessed its suitability against your specific criteria and believe it warrants your attention.

Curated, Not Catalogued

Our clients receive a small number of targeted opportunities, not a database to browse. We filter extensively before any presentation. Your time is not spent reviewing assets that do not meet your parameters.

Advisory

Independent Counsel at Every Decision Point.

Our advisory work covers the full analytical and strategic layer of an acquisition. We do not represent sellers. Our engagement is exclusively with the buyer, which means our analysis is structured to protect your position — not to close a transaction.

What advisory covers

  • Commercial valuation and benchmark pricing against recent comparable sales
  • Agronomic assessment for wine estates, orchards and ranching operations — coordinated with on-the-ground technical specialists
  • Water rights review: concession status, volume, priority and expiry
  • Title search and encumbrance review in coordination with Argentine legal counsel
  • Regulatory and residency pathway analysis under Decree 524/2025 (subject to final implementation)
  • Operational due diligence: staff, contracts, certifications, harvest history

How we structure advice

Advisory is delivered as a written assessment for each asset under serious consideration. It is not verbal. We set out the basis for every conclusion so that your legal and financial advisors — and your own judgment — can interrogate it.

We coordinate a network of Argentine specialists — tax attorneys, notaries, certified agronomists, water rights consultants — who are briefed on your specific acquisition. We manage those relationships so you receive one coherent picture rather than disconnected reports.

BBI Argentina charges for advisory work separately from transaction fees. This structure ensures our recommendations are not influenced by whether or not you proceed.

Execution

Managed From Offer to Handover.

Once a buyer decides to proceed, BBI Argentina coordinates the full transaction and operational transition. We manage the Argentine-side process so that nothing falls through the gap between your advisors and local realities.

01

Offer & Negotiation

We structure the offer, advise on negotiation position based on comparable sales, and manage counterparty communications in Spanish on your behalf.

02

Legal & Notarial Coordination

We brief your Argentine notary and legal counsel, track documentation requirements and filing deadlines, and ensure foreign buyer requirements — CUIT registration, foreign investment declarations, currency conversion approvals — are handled correctly.

03

Settlement & Transfer

We attend the escritura (deed signing) and coordinate the transfer of possession, operational contracts, staff handover and any pending certifications required for continued operation.

04

Post-Acquisition Support

For clients requiring ongoing oversight, BBI Argentina provides post-settlement advisory: performance monitoring, management vetting, regulatory compliance and strategic guidance through the first operational season.

Who We Work With

BBI Argentina Works With Qualified International Buyers.

Our clients are typically high-net-worth individuals and family offices who have made the decision to acquire an agricultural or hospitality asset in Argentina and need a trusted local partner to navigate the process with precision.

Private Investors

International buyers seeking direct ownership of a productive agricultural asset, a wine estate or a rural hospitality property — typically as a portfolio diversification or lifestyle-aligned investment. Minimum realistic entry for a fully operational vineyard or orchard is USD 1M.

Family Offices

Multi-generational wealth structures with a mandate to hold productive land assets. BBI Argentina provides the local expertise and reporting standards that institutional advisors require before recommending an Argentine acquisition to their clients.

Residency-Motivated Buyers

Buyers exploring Argentina as a second residency destination, particularly those interested in how agricultural investment intersects with Decree 524/2025 pathways. We work in coordination with qualified Argentine immigration and tax counsel — we are not attorneys and do not provide legal advice.

Fees & Engagement Structure

BBI Argentina operates on a transparent, tiered fee structure. Our interests are aligned with yours: we earn primarily when you complete a transaction, and our advisory retainer is credited against any subsequent transaction fee.
